I was in a pickle to make a big decision, of either replacing my failing water heater, or going tankless. I wish I could phone my dad for his advice, but he has passed. I have re-read the Form B the Realtor sent. It sure pays to read the fine print . Many more red flags for this building !!
The management company had called a " State of Emergency" regarding those long-overdue repairs. They could not get insurance renewal until some repairs are being done. It appears they have ignored repairs and maintenance for some time. They will go ahead with what needs to be done for insurance purposes, but not a lot of other work that is in that Report you reviewed for us ( recommended by the Engineer ). Good call Glenn, that place is a Money Pit !!

the claims documented in your detailed report on the deficiency items with our new home ( except the lack of outlets and wrong placement of switches in the basement suite, which are relatively minor

Our strata contracted Glenn Duxbury & Associates to prepare the required Depreciation Report for our building. Glenn and his associate did a very thorough investigation and review of all systems (interior and exterior) paying special attention to detail and provided an analyses for future concerns. They were very professional in the conduct of their review.
After initial review of the Report, all owners were especially appreciative of the fact that Glenn was able to personally meet with us to present and explain the highlights of his report with an emphasis on areas that need immediate attention and offered strategic planning scenarios for our future.

After having such a bad experience with a previous home inspection company, I wasn't expecting much better this time around, either. I found Glenn Duxbury & Associates through an Internet search engine. Glenn showed up at the stated time & completed a thorough inspection of our Surrey townhouse. It was a very comforting experience seeing a true professionalat work. He took his time & did not rush through any parts of the inspection. Moreover, he took over 3 & 1/2 hours
to complete our town home inspection, unlike the 30 mins. the previous company did. I asked a lot of questions & he was patient in answering all of them. I can’t thank you enough!!! Since your visit yesterday, we contacted the company that Anway bought the Hardi Plank from. We have since found out that we actually don't have "Hardi Plank", they actually used a different product. I’m not saying its an "inferior" product, just we didn't know. The company is supposed to be sending out a representative tomorrow. Once we hear from them, we will go from there.
I have already told my girlfriend, who is doing extensive renovations, about you. I almost think it would be worth it for people to budget in a few hours of your time through different stages of reno's and building - just to have someone protecting their interests. Its obvious many contractors are not doing that.

I was sitting with our Agent - trying to draw up the final details of our offer to clear all subjects based on them accepting a price adjustment - we realized that the time and stress of “working with the strata for the next 5 to 10 years, trying to convince people to be more proactive and deal with things properly”, just wasn't worth it even if they dropped the price a bit ! So, in the end, we agreed to walk away...

If you can remember when you took those important pictures and identified the new balcony repairs had come unglued or something - so if someone power washed their balcony after _________ had just completed the re sloping of balconies, it could leak water in ? After I paid $6,000 for this work !? I know you helped put something together that you had identified – a very critical problem that otherwise would have not been identified…
Your regular reports like this, plus ongoing site meetings once a month keep us up to speed on everything that is being done and allows us to ask questions, make informed choices and ensure poor work does not get done behind our backs...

After having a bad experience with a previous home inspection company, I wasn't expecting much better this time around, either, but was glad to be surprised. I found Glenn Duxbury & Associates through a Internet search engine. Glenn showed up at the stated time & completed a thorough inspection of our Guildford, Surrey townhouse. It was a very comforting experience seeing a true professional at work. He took his time & did not rush through any parts of the inspection. Moreover, he took over 3 & a half hours to complete our town home inspection, unlike the 30 min., the previous company did. I like to ask a lot of questions & he was patient in answering all of them. Paid attention to all the small details as well & not just the major ones. I would definitely use his services again & would recommend him to my family & friends.
